Design Process
At Auromira Architects, we listen and work closely with you every step of the way. We have created a best practice design process tailored to meet the individual needs of each client.
Initial Design Consultation
The first step in the design process starts with a consultation usually at the client's site or residence. There is no charge and no obligation. We listen to your needs and develop a good understanding of the project scope, timeline and budget. We then follow-up with a proposal of services and fees tailored to the project.
Schematic Design
During this phase we take site measurements and photographs. We have a detailed discussion with you regarding the project goals and develop a program statement. This serves as the foundation for the project. We develop background drawings, conduct zoning and code research to ensure the project is code compliant. We outline a schedule that provides the duration of each project phase. Based on individual project needs, we initiate consultant coordination. The most promising design options are explored with you in the form of plan and elevation sketches.
Design Development
Once you have chosen the design option that meets your goals, we proceed to further develop it. The deliverables of this phase are more refined floor plans, interior/exterior elevations and sections. Materials, equipment, finishes and lighting selections are pursued during this phase. We coordinate with project consultants/equipment suppliers and their expertise is fully incorporated into the design and drawings.
Construction Documentation
These are a comprehensive set of drawings and specifications that communicate the design intent to the contractor. A good set of construction documents serve as an excellent risk management tool for the client during construction. These documents are necessary for getting final bids from contractors and applying for permits. The final set of drawings typically include:
- Site plan
- Floor plan - Architectural, Structural, Mechanical, Electrical
- Exterior and Interior Elevations
- Building and Wall Sections
- Finishes and Door/Window Schedules
- Exterior and Interior Details
- Specifications Manual
Construction Administration
After the client hires the contractor, we can track the progress of the construction and ensure the design objectives are realized. Typical activities during this phase include: field visits, shop drawing review, change orders, punch lists and final walk through.
Keeping in Touch
After completion of the project we continue to keep in touch with you to ensure the project needs have been met. This provides us with an opportunity to get your feedback and evaluate your satisfaction with the project.
